01Which inspection should I choose?

For most people buying an established home, a combined building and timber-pest inspection provides the broadest view. If you only need one scope, a building or timber-pest inspection can be booked separately. Contact GippSpec if you would like help choosing.

02What does a building inspection cover?

The inspection considers accessible building areas within the agreed scope, commonly including interiors, wet areas, exteriors, roof spaces, roof surfaces, subfloors, garages and outbuildings. The report focuses on visible defects, safety concerns and items requiring further enquiry.

03What does a timber-pest inspection cover?

The timber-pest inspection looks for visible evidence of active termites, previous termite activity, timber damage, fungal decay and other timber-damaging organisms. It also records conditions that may increase timber-pest risk.

04Is the inspection invasive?

No. The inspection is visual and non-invasive. Linings, floor coverings, insulation and stored items are not removed, and the property is not damaged to investigate concealed areas.

05What happens if an area cannot be accessed?

The limitation is recorded in the report. Where an inaccessible area is relevant to a concern, GippSpec may recommend that access be improved or further investigation be arranged.

06Who arranges access with the agent?

GippSpec coordinates the inspection appointment and access with the agent, seller or nominated property contact after the booking details are received.

07Do I need to attend the inspection?

No. Most clients do not attend. The photographic report is designed to explain the findings clearly, and you can contact GippSpec after reviewing it to discuss significant items.

08When will I receive the report?

The expected turnaround is confirmed when the inspection is booked. Reports are delivered electronically after the inspection and review process is complete.

09Can I discuss the findings?

Yes. After you have read the report, contact GippSpec to clarify significant findings, recommendations and sensible next steps.

10Can GippSpec identify asbestos?

GippSpec does not provide asbestos identification or testing. If a material is suspected, the report may recommend assessment by a licensed asbestos professional.

11Does GippSpec certify pool barriers?

No. The presence of a pool or spa barrier may be noted, but compliance certification requires a suitably registered pool-barrier inspector.

12Does a timber-pest inspection guarantee termites will not appear later?

No. Timber-pest conditions can change after the inspection, and termites may be concealed or enter a property later. Ongoing management and regular inspections remain important.
